Real estate appraisal is the sum of many criteria valued according to the property's type. Firstly, the location of the property.
This is appreciated at three levels:
- the property's location in the city, that is, the area in which it is located.
- the property's location within a neighborhood itself.
- the property's situation in its immediate environment, such as its position relative to local amenities (shops, services, transportation...) or noise pollution.
- The property's size is also a crucial criterion. It's essential to differentiate between the usable or living space and the space measured by the Carrez law. Again, the property's size must be evaluated according to the type of property being appraised.
- Other so-called accessory criteria, but almost just as decisive, also come into play.
The professional must pay particular attention to the quality of construction, the property's comfort features (balcony, terrace, view...), its equipment (kitchen, bathroom, shutters, fireplace...), the state and layout of the common areas for condominium properties, any necessary renovations, the amount of regular charges, and the property tax amount.
How to benefit from the PINEL tax reduction?
The property must meet certain characteristics:
- be new or under construction (purchasing off-plan)
- meet the performance criteria defined by the RT2012 regulation.
- be located in a PINEL eligible zone.
- respect an investment ceiling of 300,000 €/year and a maximum price of 5,500 €/m².
You must rent this property within 12 months following the completion of the building or its acquisition if later.
Find a tenant whose income does not exceed a certain ceiling. Apply a monthly rent excluding charges that does not exceed a certain ceiling (depending on the region and size of the property).
Understanding the market state to adjust your appraisal
The real estate agent must follow the supply and demand market to adjust the appraisal. It's essential to consider the economic situation, interest rates, the potential shift from new to old properties, and the local officials' policies on issuing permits, as all this has a real impact on a property's price.
And for this, your real estate agent's experience and observation are indispensable. The sum of all these elements allows the real estate agent to make a relevant appraisal, in line with the market.
