What are the steps after signing the sales agreement?

- After the 10-day period following the notification of the signing, the withdrawal period granted to the buyer ends, thus definitively committing them to the sale.
- 45-60 days after the compromise, the buyer provides proof of loan approval.
- 70 days after the agreement, preemption rights, including those granted to the municipality, expire.
- Following these periods after the signing, the notary can prepare a draft act, and the signing of the deed of sale at the notary's office can be planned if all documents are assembled, the buyer has secured their loan, and the sale documents are drafted.

What are the seller's obligations?
From the signing of the compromise to the day of taking possession, THE PROPERTY sold remains under the care and possession of THE SELLER.
The seller is obliged to manage THE PROPERTY sold reasonably. Consequently, they are prohibited from even partially alienating this PROPERTY, mortgaging it, encumbering it with real and perpetual charges, granting personal rights over THE PROPERTY, and more generally from doing acts that could change its purpose, use, or nature, or likely to depreciate its value.
Similarly, THE SELLER is prohibited from dismantling any elements that are considered fixtures, including but not limited to the following items, assuming they exist:
- mirrors sealed into the walls;
- fireplaces and their inserts;
- radiators;
- plumbing fixtures, sanitary ware (sink, bathtub, toilet);
- floor coverings, electrical sockets;
- as well as doors and their handles.
Furthermore, THE SELLER commits until the day of taking possession:
- to make no modifications to THE PROPERTY sold compared to its current state;
- and to keep THE PROPERTY insured until the signing of the final deed of sale.
